Stone house project

Why choose Kivitalotehdas?

Our services are designed for clients who want to secure construction costs upfront while retaining the freedom to decide on the interior design of their home.

Kivitalotehdas offers quality, flexibility, and easy-to-manage construction. Our motto is: "Flexible cooperation with the client, reliable contractors, and fixed contract prices."

Cost estimate

We provide a comprehensive cost estimate based on our discussions. If you already have architectural plans, we will make an offer based on your plans. The cost estimate includes the Kivitalotehdas delivery as well as estimates for earthworks and interior materials, giving you a reliable total cost for the entire project.

Who applies for the building permit?

The landowner (builder) is responsible for applying for the building permit. The architect (chief designer) manages communication with the building authorities, prepares the building permit drawings, and assists in filling out the necessary forms for the permit application.

Who coordinates the construction?

We build your house with experienced stone house builders. Our frame constructors have extensive experience in lightweight concrete construction. Kivitalotehdas coordinates all construction phases, including the frame, interior work, and building services, at the right time, allowing you to focus on choosing your interior materials. Our goal is to make the building process as flexible and cost-effective as possible, working together with your responsible foreman.

How does the payment schedule work?

What is the construction schedule?

The construction timeline is influenced by factors such as house size and weather conditions. In practice, your house will be ready for occupancy within 10–12 months from the start.

Why lightweight concrete?

A lightweight concrete frame offers a durable, energy-efficient, and safe building material for Finland’s challenging conditions. A home built with lightweight concrete is heat-retaining, fire-safe, and ensures indoor air quality in the best M1 class. Lightweight concrete also provides excellent thermal insulation and thermal mass, improving energy efficiency and reducing heating costs. Thanks to its natural properties, lightweight concrete is also a long-lasting, low-maintenance material that withstands weather changes, moisture, and wear.
